In the functional sense, each building represents one type of urban villa, which about the size receives one type of accommodation unit - on the ground floor and the upper floors. The common area for all rooms of the accommodation unit is the terrace, which on the ground floor becomes an integral part of the garden. Each level is connected to the lower floor by a separate, external staircase, modeled on a traditional seaside house, which achieves a certain degree of intimacy.

The common spaces are located in the buildings in the first line, facing the sea. The given area is "broken" into several smaller segments, so the ground floors of these buildings form a front of public facilities facing the street. The common element for all buildings is an underground garage with two entrances, which can accommodate 77 vehicles and from which there is a direct connection to each building. The concept of greening is based on the meeting of two types of high greenery. Coniferous trees from the initial hinterland of the site, in a free structure, are "leaked" into the hinterland of new buildings - while typical coastal palm trees from the seafront are brought through and placed in the pre-gardens in a regular grid. In terms of low greenery, grassy segments with palm trees are combined with field segments planted with highly decorative flowers reminiscent of medicinal herbs in the spirit of the previous purpose of the location. Ground floor treatment, in addition to green areas, includes two types of materialization - wooden "decking" and stone paving, which differentiate communications through the complex, common open areas and areas of individual gardens. The design and materialization of the buildings themselves largely respects the traditional context - the roofs are gabled, and covered with Mediterranean tiles, while the facades are finished with smooth hewn stone with the possibility of finishing some buildings with plastering.
